Meltzer/Mandl Architects designs 59-unit condo. at 410 Fourth Ave.

NEW YORK, NY Full height window walls, balconies, roof terraces, common roof deck and courtyard are all signature components of a new condominium development at 410 Fourth Ave., designed by award-winning Meltzer/Mandl Architects, P.C. The two halves of the modern, 12-story glass and masonry structure are joined by linked massing, transforming the former site of an auto supply shop into a desirable Park Slope address.
“This building not only heralds the rebirth of Fourth Ave., it sets a precedent for new development along a much neglected strip,” said Marvin Meltzer, a principal of the New York-based firm. “It was important for us to acknowledge the existing vocabulary, while setting a tone that could revitalize the immediate area and help make it as desirable as many of the adjacent blocks.”
The project includes 59 condominium units configured into 30 one-bedroom, 24 two-bedroom and 5 three-bedroom apartments. The spacious layouts range in size from 680 s/f to 1,300 s/f.
In addition, there will be 26 on-site parking spaces at 410 Fourth Ave. and the developer, Wheaton Associates LLC, has committed to planting new street trees in front of the building along both Fourth Ave. and 7th St. Construction management is being provided by HE2 Project Development LLC and the project, which breaks ground October 2006 following the demolition of a Danken Auto Supply store, is scheduled for completion in early 2008. The Corcoran Group has been retained as exclusive sales and marketing agent for the project.
