SF Properties completes renovation of Twelve Corners Shopping Center in Brighton

BRIGHTON, NY SF Properties, Inc located in Brookline, Mass. just completed the very challenging renovation of Twelve Corners Shopping Center. The 40% vacant shopping center, originally 36,000 s/f, was renovated by reducing the GLA by 7,000 s/f, subdividing the large empty space, redoing the facade, adding a rear parking lot, and creating entrances and patios at the back to revitalize the plaza.
The shopping center is considered the downtown center for Brighton, N.Y. and had been plagued for years by vacancies, parking problems, and poor physical condition. The traffic count in front of the center on the three main roads – Monroe, Winton, and Elmwood Avenues, exceeds 40,000 cars per day.
SF Properties was proactive in its approach to renovating the plaza. The Town of Brighton has very strict planning guides but SF’s team of experts immediately met with town officials and community leaders to get their input into the design and tenant mix. As a result of SF bringing all the decision makers into the process early, they was able to receive all the necessary approvals from the Town of Brighton in record time.
As a result of the cooperation of the town and community leaders, the renovations have been warmly received by town officials and the neighborhood as demonstrated by the two recent awards given to the shopping center:
• 2007 Building Pride in Brighton Award by Brighton Chamber of Commerce for improving the quality of life in Brighton;
• Brighton Neighbors United Beautification Award for outstanding property enhancement and cooperation with the community.
Now, Twelve Corners is 100% leased and extremely successful. Twelve Corners has several new quality tenants – Panera Bread, FedEx Kinko’s, The Mutual Fund Store, Subway, and a relocated and expanded Starbucks. In addition to the new tenants at Twelve Corners Shopping Center, the current tenants are HSBC Bank, Chi Wah, Great Northerner Pizza, Supercuts, B. Younique, Montana Mills, and Bagel Land.
